A waterfront home for large families and groups, with a private boat dock, fully-equipped kitchen and a spacious deck offering breathtaking sunset views over Lake LBJ and the Hill Country. Kayaks and yard games are provided — bring your own boat or jet ski, or have a rental delivered.

Everything you need to know
Blue Haven at 1946 Granite Cove, Kingsland, TX. A few clear rules keep the house, the lake and the neighbours happy — please read before you arrive.
House & conduct
- Quiet hours 10:00 PM – 8:00 AM, no exceptions. No amplified music; be considerate of neighbours.
- No smoking anywhere on the property — $500 cleaning fee if found indoors, $25 per cigarette or cigar butt.
- Fireworks are strictly prohibited.
- 10-guest limit (day visitors and children included) — $25 per person over the limit.
- Pets: $125 refundable deposit, returned after the cleaning crew's approval.
- No trespassing on neighbours' property or shoreline.
Appliances & systems
- A/C: do not set below 68°F in summer (it freezes the units). Keep the fan on AUTO, not ON, and doors and windows closed.
- Refrigerator: never change the settings — it needs about 4 hours to cool.
- Only the upper oven works; the lower oven is out of service.
- Clean the BBQ grill after every use or a $50 fee applies.
- Septic system: never flush wipes, feminine products or diapers, and never pour oil or grease down the drains.
Water toys & equipment
- Included: 4 kayaks, a paddle board, lily pad, floats and yard toys.
- Replacement / damage fees — paddle $50, kayak $500, paddle board $500, yard toys $100, cornhole $300.
- Improper use resulting in damage is the renter's responsibility.
Boat dock & lift
- Lift weight limit 4,000 lbs. Damage from exceeding it is charged to the renter; cable damage is a $250 fine.
- Drain wakeboard bladders before lifting. Never raise above dock-walkway level (12").
- Lower the carriage only as fast as the boat floats; never lower it fully ($250 fine). Return it to walkway level when you leave.
Sea-Doo rental
$299 weekend · +$100/day- Sea-Doo Trixx (3-seater). Weekend = Fri 4:00 PM to Sun 11:00 AM. $250 refundable deposit on a credit card (front and back photo) plus a valid driver's licence.
- Renters must be 18+. Anyone born on or after 9/1/1994 must hold a Texas boater licence to operate any motorised watercraft.
- Payment by Venmo. The renter covers fuel if the tank is run down.
- Maximum 2 riders, 500 lb combined. No children under 7. Life vests worn at all times; no alcohol or drugs.
- Do not operate in less than 3 ft of water. $250 minimum charge for any damage; a rollover is a minimum $250.
- Cancel at least 14 days before the rental date. Please confirm setup the day before.
Swim & safety
- No lifeguard — swim at your own risk. No diving or jumping from the decks.
- Constant supervision of children; life jackets mandatory at all times.
- Stay near the shore and dock, out of boat lanes. Watch the weather — 30/30 rule: if lightning is within 30 miles, wait 30 minutes.
Fire pit
- Check county burn bans before lighting a fire.
- Keep the fire inside the pit and never leave it — or children near it — unattended. Know where the garden hose is.
Trash & waste
- Bag all trash and place it in the green receptacles marked 1946 at the driveway. Bags are under the kitchen sink.
- Crush cans and break down boxes. Trash pick-up is on Fridays.
Check-out — 11:00 AM
- Bag the trash and put it in the green 1946 receptacles.
- Load the dishwasher with any dirty dishes.
- Put used linens in the laundry room — do not make the beds.
- Turn off all lights; set the thermostat to 77°F (summer) or 60°F (winter).
- Close and lock all doors and windows; empty the fridge; clean the grill if used.
Late check-out is a $50-per-hour surcharge. Report any damage before you leave so it can be covered by the damage-protection policy.
